New Construction

From first sketch to final build, we design custom homes that balance creativity with real-world constructability, shaped by your site, your needs, and your life

02 - Site + Feasibility

Before any design work begins, we research what’s possible for your site. This includes reviewing zoning regulations to understand the property’s potential. Depending on the project scope, we may coordinate with the local jurisdiction, coordinate with a licensed surveyor, and prepare diagrammatic drawings to illustrate opportunities and constraints.

03 - Conceptual + Schematic Design

This is the idea phase, where possibilities take shape. We develop loose sketches and simple computer diagrams to explore overall layouts, adjacencies, and flow. You’ll typically see a few options, and together we refine the design based on your feedback. We also like to bring in a contractor at the end of this phase. Early input helps confirm feasibility, align the design with the budget, and set the stage for a smoother path to construction.

04 - Design Development

Once the design direction is established, we start the technical phase of your project. This stage includes 3D modeling, coordination with engineers and consultants, and refining details to ensure the design is functional, buildable, and aligned with your goals.

05 - Construction Documents + Permitting

We prepare a full set of drawings and supplemental documents needed for building permits and construction. This includes everything from coordinating structural details to fixture and finish selections. We handle the permit application package and coordinate revisions as required by the reviewing agency.

06 - Pre-Construction

Once permits are in progress, we assist with contractor bidding and selection. We’ll help review bids and align expectations so you enter construction with confidence and clarity. We also organize a kick-off meeting with the selected contractor, and finalize any outstanding coordination items, remaining materials, appliances, and interior specifications.

07 - Construction + Move-In

During construction, we remain actively involved through regular site visits, contractor meetings, and ongoing guidance. Our support helps resolve issues quickly, preserve the design intent, and keep your project on track from start to finish.
